El Patio 77, Mexico City

Joaquin García Icazbalceta 77, 06470 Mexico City, Mexico. (show on map)

El Patio 77 is a beautifully restored 19th-century mansion located in the charming, residential San Rafael neighborhood of Mexico City. Once a grand family home, the building had fallen into disrepair before being revitalized in 2009 by partners Diego Le Provost and Alan Favero. Their vision was to create a sustainable, eco-conscious boutique bed and breakfast while preserving the property’s original aristocratic character.

The hotel is defined by its clever mix of heritage and modern innovation. You’ll find original 1890s features like ornate spiral staircases and high oak beams sitting alongside hidden green technology, such as solar panels and an ingenious basement water-recycling system. The space functions almost like a mini art gallery, with rotating exhibitions from local creators decorating the exposed-brick walls.

With only eight rooms, the hotel offers an intimate, personalized experience. Each room is uniquely named after a different Mexican state and decorated with authentic handicrafts, textiles, and furniture sourced from those regions. It feels less like a hotel and more like staying in the refined home of a worldly friend, complete with a tranquil central courtyard featuring a three-tiered marble fountain.

Its location in San Rafael offers a quieter, more authentic slice of city life compared to the busier tourist districts. However, you are still perfectly positioned to explore, with the historic Monument to the Revolution and the diverse cultural offerings of the city center just a short distance away. It’s an ideal base for travelers who appreciate thoughtful design and sustainable living.

Expert reviews

Lonely Planet review:

“Stay in a 19th-century mansion with eight tastefully appointed rooms, each decked out with crafts from a different Mexican state. Like that Huichol bead art or Oaxacan black ceramics in your room? Take them home with you – guests can purchase basically anything in the house that’s not bolted down.”

Fodors review:

“This thoughtfully appointed B&B in a stately 19th-century brick building is an attractive option for those looking for a homey, eco-friendly, design-forward base in one of Mexico City’s emerging artsy neighborhoods, San Rafael. Slightly off the beaten path on a street several blocks northwest of the Monumento a la Revolución.”

Frommers review:

“One-third art gallery, one-third science project and one-third, well, happy sleep over, this off-the-beaten path B&B is a real charmer. Priding itself on being eco-friendly, guests are given explicit instructions on how to use the bathrooms, as much of the water is re-used, and heated by solar power.”

lovely hotel in charming neighbourhood of CDMX for those who love more personalized experiences

Such a lovely and charming hotel in a quiet neighbourhood of CDMX. We stayed by the recommendation of a friend and we could not be happier with our choice! The host Elvia is so kind and helped to plan our days. The breakfast changes every day and it is absolutely delicious. The space is very beautifully decorated. We plan to go back to CDMX and stay in El Patio 77 :)

Best stay in Mexico City!

Amazing hosts, great breakfast, very clean and quiet rooms, and super comfy mattresses. El Patio is perfectly located right between all the main neighborhoods, so it’s really easy to get wherever you want. The place is truly unique, and we had an amazing experience — huge thanks to the whole El Patio team!

A Bed and Breakfast with Character

The breakfasts were terrific! The place has a rustic charm. The manager and staff were very friendly. We were allowed to store food in the fridge in order to have a snack. Valuable assistance was provided with getting a taxi to the airport.

The shower in the room was a little awkward. The lock for the bedroom door was low to the ground and a little hard to open. There was a problem with the water supply but we were not notified upon arrival. The laundry service was very over-priced. We tried to look elsewhere but couldn't find anything nearby.

El Patio 77 was a stunning oasis amidst the bustle of Mexico City, the balance necessary.

El Patio 77 was a stunning oasis amidst the bustle of Mexico City. The cozy rooms, with clean facilities and truly a quiet peaceful abode tucked away in San Rafael. The staff was so sincere, my mother had stomach issues and they were quick to offer medicinal help as well as tea or fruit to help support her. We found ourselves so satisfied ending our days early 6pm to come back and read in our beds, just to spend quality time together in the hotel. Not to mention it is sustainable and community driven, the breakfast was delicious!

Beautiful and comfortable!

Really enjoyed my stay there. I was there for both work and leisure and so I needed a comfortable place. There was no AC but I never needed to even turn on the fan. It was comfortable the whole time. The bed was also very comfortable for both my husband and me. The breakfast every morning was something to look forward to! The neighborhood isn’t as “trendy” as other areas but I found that was a good thing. It still has amazing restaurants nearby and I felt very safe always.

awesome little boutique hotel

The hotel is really cute, conveniently located within colonia San Rafael, and the hosts were very attentive and answered any questions we had via Whatsapp when not in office. They cleaned our room very nicely and replaced towels while we were out and about. It is really nice to have the kitchen there so you can put leftovers in the fridge or grab coffee/tea any time. I also appreciated that they are making an effort towards sustainability with biodegradable soap and water/energy-saving appliances in the rooms.

Not much to complain about! I wouldn't recommend using the laundry service as it's a little spendy and there is a laundry place right down the street (unless you have just one item of clothes or really can't spare a moment to take them to the cleaner) but they are very upfront about the cost of every service they offer-I'm just not very good at guessing how much my clothes weigh ;)

Elegant townhouse, perhaps trying a bit too hard to be different, to the neglect of some basic expectations.

Gorgeous townhouse with high ceilings and eclectic decor. The manager was knowledgeable and interesting, and we felt very much at ease.

Having come from the Roma Norte and Condesa districts, San Rafael is much less relaxed and elegant - perhaps we were naive but certainly a busier, less attractive part of town. The building itself at times felt like it was trying too hard to be eclectic and quirky, to the neglect of some basic needs. For example, our door didn’t have a door handle so we had to open it via the key and coat hook (surely not that hard to fix?). Also, after requesting that the sofa bed be unfolded and made up on arrival, this wasn’t done until the third night of a three night stay, which was a little disappointing.

It is a good alternative to big hotels. Food is grea5.

The place is well located. The breakfast is great. No AC made it hot. Opening windows made it loud. The shower pressure is very low. Lots of steps to get to the second floor; elder folk request downstairs rooms,

It is nice to be in a quaint setting and away from big hotel lobbies.

Highly recommend. El Patio 77 is great!

We had an excellent stay at El Patio 77. The building is beautiful with lovely restored rooms and an amazing internal courtyard where breakfast is served each day. Location is great, right near to some of the best taco spots in town. The breakfast is amazing (and huge) and the staff are warm and very attentive. The only issue we had was with our shower on the first day, but it was promptly sorted out within hours. And on the weekend no less. An amazing response that we very much appreciated. We loved our stay here and would definitely stay again. Thank you El Patio 77 team.

Nothing. We had a great time!
