The Balmoral Hotel, Edinburgh
The Balmoral Hotel is one of Edinburgh’s most recognisable landmarks, standing proudly at the east end of Princes Street beside Waverley Station. Opened in 1902 as the North British Station Hotel, it was built as a grand railway hotel for travellers arriving in the Scottish capital and was renamed The Balmoral in 1988. The name comes from a Gaelic phrase meaning “majestic dwelling,” which feels fitting for such an iconic building.
Designed by architects William Hamilton Beattie and Andrew Robb Scott, the hotel combines Victorian grandeur with Scottish Baronial influences. Its sandstone façade, turrets and soaring clock tower make it look almost castle-like, helping it stand out among Edinburgh’s historic skyline.
One of the hotel’s most famous quirks is its clock, which runs three minutes fast so travellers would be less likely to miss their trains. The tradition has survived for more than a century and remains a beloved piece of Edinburgh folklore.
The Balmoral has welcomed countless notable guests over the years. Literary fans often visit because author J. K. Rowling completed the final Harry Potter novel while staying at the hotel, and a suite now bears her name.
Its location is hard to beat. Just a short walk away are Edinburgh Castle, Scott Monument, the historic Royal Mile and the collections of the National Museum of Scotland, making the hotel an excellent base for exploring the city.

Great location, customer service second to none, if you can afford it then treat yourselves!
The whole lovely experience of this hotel started from entering the establishment! The guy on the front door was extremely helpful and offered to take our bags, he accompanied us to reception where we didn't wait long to get checked in, the man on the front desk was great, he checked us in really quick and offered to show us to our room. The room was lovely as was the view over Princes Street gardens and the castle, on our arrival in our room there was a lovely congratulations card from the Manager Andrew and also a complimentary bottle of champagne and a couple of beautiful cakes. We visited the hotel for our honeymoon and all staff that we had interactions with were congratulating us both which was lovely. We had an evening meal booked at the One Restaurant attached to the hotel and on our return to our room, someone had put a beautiful love heart of rose petals on our bed, turned our beds down and placed slippers next to our beds. Overall, I find that attention to detail in prestige hotels separates them from the rest & The Balmoral is up there with the best. My new wife and I had a fantastic experience & I would whole heartedly recommend anyone to stay in this hotel, we just wisjh we had the time to stay longer!! I would also like to comment on the whisky bar experience we had on Saturday evening. The barmen were extremely knowledgeable and helpful regarding our drinking experience in the hotel. I am not normally a whisky drinker but thought I would partake as we were in Scotland, picked a prestige whisky & the barman (apologies for forgetting his name) gave me information about the whisky that I had picked, he offered me to sample the bouquet of the whisky, poured it and left the bottle with me to take pictures with it which we thought was very thoughtful.

The perfect birthday trip.
Exquisite attention to detail. The staff were all brilliantly polite, friendly, interested and courteous. The location was perfect, right next to the train station in the heart of the city. Great spa and pool facilities. We will remember our stay for a very, very long time, particularly the breakfast!!!

It was the perfect place to stay, relax, explore from and unwind after my sons wedding.
Perfect central location and so good when visiting by train. The Spa was wonderful and the room beautifully comfortable.

One of the best hotels I have stayed in and most definitely worth the money.

Everything I hope the Balmoral Hotel would be and more.
The Balmoral is located right in the heart of Edinburgh city centre, walking distance to the new shopping mall, St Andrew's Square and George Street.
The room was exceptionally clean and very spacious.
The bed was very comfortable.
We didn't have breakfast included in our rate but decided to attend and pay.
The breakfast was out of this world, with so many options to choose from. It was like a 3 course meal, I didn't need to eat again until dinner.
The staff were polite and attentive, responding very efficiently to any queries or requests.

Having grown up in Perthshire and now living in Sydney, this was a hotel I had always hoped to experience, and it exceeded every expectation. We were there to celebrate my partner’s 50th birthday, which made the stay even more special.
On returning to our room on the second day, we were delighted to find a bottle of champagne waiting for us from the hotel to mark the occasion. These thoughtful personal touches, along with the evening turndown service, truly elevated the level of care and attention throughout our stay.
We stayed in Room 420, a beautiful corner room offering spectacular views of Arthur’s Seat, Princes Street, and of course Edinburgh Castle. The outlook was breathtaking and added to the sense of occasion.
Dinner on our first night was at Number One, and from start to finish the experience was flawless. The food, service, and atmosphere were all outstanding.
Having stayed in many five‑star hotels around the world, I can confidently say that The Balmoral lives up to its reputation — and then some. Nothing was ever too much trouble for the staff, and the building itself, rich in history, dominates the Edinburgh skyline with timeless elegance. Quite simply, The Balmoral truly is number one.

Exceptional - 5 Star experience
Excellent location and given an executive room looking onto the court yard. Great facilities and staff go above and beyond. Recommend the Prince Bar for amazing cocktails. On the door step of excellent shops and Waverley Train Station.
