Sheridan Guest House, Edinburgh

1 Bonnington Terrace, Edinburgh, EH6 4BP, United Kingdom. (show on map)

The Sheridan Guest House is a charming, family-run retreat housed within an elegant 19th-century Georgian terrace. Owners Rowena and Tom Watt purchased the property in 2003, thoughtfully restoring the historic space to blend its original architectural character with contemporary comforts, such as Persian carpets and curated artwork.

This boutique property is located in a quiet residential area north of Edinburgh’s New Town. Its position between the city centre and the vibrant port of Leith offers guests the best of both worlds, providing a peaceful home base while remaining within easy reach of the capital’s top attractions.

Staying here puts you in a prime spot for sightseeing. You are just a short walk or quick bus ride away from the historic Royal Yacht Britannia, the lush Royal Botanic Garden, and the eclectic dining scene in Leith.

The city centre’s major landmarks, including the iconic Edinburgh Castle and the bustling Royal Mile, are also easily accessible. Whether you are visiting for business or leisure, the guest house serves as a cozy, personalized alternative to large hotels.

With just a few ensuite rooms, the Sheridan is known for its high standard of service and warm hospitality, reflecting the owners’ diverse backgrounds from the Philippines and Scotland’s Shetland Isles. It is a perfect choice for those seeking an authentic, welcoming experience in one of Scotland’s most beautiful cities.

Expert reviews

Lonely Planet review:

“Flowerpots filled with colourful blooms line the steps of this little haven hidden away north of the New Town. The eight bedrooms (all en suite) blend crisp colours with contemporary furniture, stylish lighting and colourful paintings, which complement the house’s clean-cut Georgian lines.”

Warm Hospitality and Beautiful Decor—A Perfect Stay at Sheridan Guest House"

We had such a lovely stay at the Sheridan Guest House with Tom and Rowena. From the moment we arrived, we felt right at home. Our room was not only clean and spacious but also beautifully decorated with a lot of attention to detail. One of the highlights was being able to catch a glimpse of the old town from our loft room in the attic when the weather was clear—such a nice touch! And of course the conversations with Tom at breakfast. The location couldn’t be better, with a bus stop right outside and a walk along the Water of Leith leading to some great restaurants in Leith. We’d happily stay here again!

Next level service and breakfast. A perfect place to stay in Edinburgh.

This place was absolutely splendid. The service was above anything else; so personal, inviting and warm. You can tell that they really care about you, and that you have a perfect stay. The rooms are super clean and tidy, and the breakfast is just brilliant. They cook everything themselves, even the bread. The location was very suitable for us, a short walk from Leith and right next to a bus stop as well. I cannot recommend this place enough, it's a perfect place to stay in Edinburgh.

Would do it all again.

My stay was just lovely. The owners are a delight to deal with and took great care of me. Breakfast was fantastic.

The room was a little warm. It is summer and there is no air conditioning. Previous guests had turned on the heating system and it took me a day or two to work this out.

Wonderful make your reservation now as they book up early.

A sweet townhouse in historic Leith. Our room was lovely. Very comfortable bed and duvet. Very quiet. Overlooking the garden. Slept wonderfully.
Tom and Rowena are great hosts. Tom has great local restaurants to recommend. And the bus downtown is just across the road.
BUT the breakfasts are truly amazing-array of yogurts, breads, cheese, cereal and also home made cooked breakfast choices — fresh and cooked to order. Say yes to Rowena’s sourdough bread/toasted - the best ever.

The bathroom in Room 2 is tiny - but worked just fine for us. However if you’re XXL the shower could be a challenge. Maybe ask for a room with larger bathroom.

Would go back in a heart beat.

It is a heritage building and Tom and Rowena have worked within these confines to make it a welcoming home away from home.
The breakfast that was offered was equal to any restaurant. Choice was impressive.
Location… the Number 11 bus pretty much stops outside the front door and takes you directly into Edinburgh . So easy to get around.

There isn’t a lift but this is the usual situation if you are staying in a heritage building. Getting up the steps with luggage wasn’t difficult and Tom also helped us out.

Best guest house ever!

Everything! This is by far the most beautiful and accommodating guest house in which we have ever stayed! Tom (the owner) was fantastic. It was as if he knew exactly what we were thinking of and then took care of it instantly!

Nothing. Everything about our stay was perfect!

Wonderful, could not recommend enough.

Tom and Rowena were incredibly accommodating and kind. They greeted us upon arrival and had bought specific ingredients for breakfast to cater to our dietary needs. We were visiting for the marathon and they even offered to get up early to prepare a meal for us. The room was beautiful and cleaned daily. The breakfast was delicious (especially Rowena's homemade sourdough!). I could not recommend the Sheridan Guest House enough and will definitely be back if I visit Edinburgh again.

Lovely little B&B with charming hosts & hearty breakfast!

From the moment we arrived we had such a lovely, warm welcome. The room was spacious, clean & well-equipped with everything we needed. The hosts are delightful! So chatty & helpful. Incredible breakfast too with a good choice from continental, to pancakes, to full Scottish. Location wise, the B&B is in the north end of the city which can feel a little further out but the No.11 bus stops right outside & it’s a 10/15 minute walk to the nearest tram line… both of which take you directly into the city centre. We will definitely return & can’t speak highly enough of this B&B. Thankyou, for such a wonderful stay!

Our first visit to Scotland will encourage a second very soon.

Breakfasts were outstanding. Plenty of choices, freshest ingredients, home made sour dough bread delicious. Gracious hosts. Classic, classy decor. Fascinating eclectic art work. Decorative use of indoor plants beautiful.

We would surely visit Sheridan again should a first floor room be available.

Love the stay here and will be back!

Tom and Rowena were such wonderful hosts and my husband and I would stay there again in a heart beat. The location was perfect and the renovated house was amazing. Loved the breakfast options
And Rowena’s home made bread was to die for ! We stayed there for 4 nights, the bus into Edinburgh was about 10 to 15 minute journey and the stop was located across the road right outside the Guest House.

Tight stair case to the third floor.

Outstanding Guest House

It was perfect, feels like home. Rowena & Tom are amazing hosts. The house itself is lovely with many decorations & small details. Breakfast was outstanding. Next time in Edinburgh - definitely coming back to Sheridan.

Things to be aware of:
The location is a bit remote but easily reachable with Bus #11.
The room itself is pretty small but it’s visible in the pictures & size is mentioned.
As long as this works for you - Sheridan is outstanding!

A memorable stay in a beautiful and unique Georgian guest house.

There was an excellent selection of items for the continental breakfast and everything was very fresh. Rowena was extremely obliging to make a full hot (Scottish) breakfast and the food was excellent and substantial. There was no reason to go hungry during our morning walks.
The rooms for lovely and the bed very comfortable. All the amenities of any large hotel chain, with so much charm.
The guest house was beautifully decorated and the ambiance was wonderful. Tom was very helpful with his knowledge of the city and how to get around and what we should see. Both he and Rowena made our stay warm and welcoming.
It was very easy to get to the guest house from the airport using the directions Tom gave us. and it was very easy and safe to get around the area on foot or by bus or tram.

I can’t think of anything that I didn’t like. The stairs were a bit narrow, but very safe with good hand rails. Tom was very happy to take our luggage up them for us. I am in my late. 60’s and my knees bother me a bit, so stairs aren’t my favourite. In the end, I had no problem navigating them.

lovely guest house, better for more agile Travellers, but super friendly owners, great breakfast

Guest house on the bus route into town. Owner and wife very friendly

climbing up the stairs, not a good guest house for people with back or knee problems, although the room was very clean and comfortable the room was quite small nowhere to put suitcase.

A gem of a guesthouse ❤️

This guesthouse was absolutely amazing, tom and Rowena were fantastic hosts nothing was too much trouble for them, they really did make our stay most enjoyable.
The location of this little gem is brilliant just 5 minute bus ride into the centre and the bus stop is right outside the guesthouse and cost just £5 each all day! We used this all the time.
Breakfast was lovely nice selection and the homebaked sourdough bread was the best!
We will definitely recommend this lovely place and when we are ever in Edinburgh again we will stay here again
