94DR Bed & Breakfast, Edinburgh
Expert reviews
“Like the infectiously optimistic owners, Paul and John, 94DR reaches for the stars with its stylish decor and contemporary trappings, while maintaining a comfortable, homey feel. Breakfasts are legendary.”
Featured as Fodor’s Choice in Edinburgh.
“This Southside guesthouse may be a little out of the way, but rivals the best boutique hotels for style, wit and professionalism. Bedrooms are as tailored as a city suit, breakfasts are for gourmets and a sophisticated lounge opens with a dramatic flourish onto a conservatory dining room and garden.”

All you need to know
94DR Bed & Breakfast is a stylish boutique guesthouse set inside a beautifully restored Victorian townhouse on Dalkeith Road in Edinburgh. The property blends classic period architecture with contemporary interiors, creating a warm and sophisticated atmosphere that feels more like a carefully curated home than a traditional hotel.
One of the most interesting aspects of 94DR is its transformation under owners Paul Lightfoot and John MacEwan, who purchased the former MW Guesthouse in 2008 and gradually reimagined it as the distinctive 94DR brand. Their backgrounds in hospitality, marketing and extensive travel helped shape the property’s eclectic style and personal approach to guest experiences.
The interiors feature Scottish artwork, handpicked objects collected during the owners’ travels, and a mix of traditional Victorian details with modern design. Many rooms enjoy sweeping views of Arthur’s Seat and Salisbury Crags, while others overlook the property’s peaceful walled garden.
Food is another highlight. Breakfast has earned a particularly strong reputation, with an emphasis on seasonal Scottish produce, homemade specialties and chef-led dining experiences. The hotel’s intimate scale, with just a handful of individually designed rooms, adds to its sense of exclusivity.
Guests are also well placed for exploring Edinburgh. Holyrood Park and Arthur’s Seat are just a short walk away, while attractions such as Royal Mile, Palace of Holyroodhouse and the Scottish Parliament Building are all within easy reach.
