Beautiful boutique hotel

Beautiful boutique hotel, gorgeous rooms and helpful staff. We were given an executive room on check in which was excellent. Lovely room amenities - including GHD hair appliances. The location is perfect for attractions - right on Princes Street for shopping, just a short walk up to the castle, and also in between two tram stops meaning easy access to the airport.

With the good location comes traffic and tram noise, but with the windows closed this is very much minimised. The air conditioning in the room keeps it cool enough.

Elevator only goes up to the second floor while the room was on the third floor. However, the staff were very helpful with my suitcase

Outstanding place.

I stayed in an apartment that far exceeded my expectations. In our case, it was on the third floor, which was tough with luggage. They'll take the bags up for you, though. Don't be stubborn, like me. Once in the apartment, OMG! I never slept so well and I didn't want to leave.

Lots of steps to the 3rd floor apartment. Two flights but a little much for my 54 yo knees.

Great little boutique hotel in the shadow of the castle.

Hotel is tucked away behind a nondescript entrance opposite a much a bigger hotel. You'd miss it if you were looking. Lobby is tiny. But once inside, it's quite a stylish space and very comfortably equipped. Room was up on the third floor and offered a nice view Princes Street looking north to the Firth.

Edinburgh is a delight made even better by staying at the Rutland

The apartment was excellent - very comfortable, beautifully furnished and with the nice bonus of a small courtyard for breakfast and early evening drinks. Despite a fantastic central location it was really quiet. Tunnocks teacakes on arrival went down very well too! The Huxley is brilliant for breakfast or cocktails and all the staff are great.

Great hotel in the heart of Edinburgh!

We got upgraded to an apartment, so bear in mind, my review is about that. - Great location - Huge space, 1 bathroom with bath, toilet and shower, 1 with toilet - Highly equipped with every amenities you can think of (really, even hair straightener) - Nicely decorated - Breakfast was at The Huxley, which was superb - Friendly and helpful staff

- Cleanness could have been better - We got a great deal on Booking, full priced rooms would have been steep in my opinion

Would definitely stay there again!

The location is fantastic! The Huxley for breakfast and dinner at Kyloe (both connect to the property were very good!

The only negative- our flat was one level done a curved exterior stairwell- a little tricky to navigate

Very modern and stylish facility with super clean room and bathroom. Every detail you could think of was there. Extremely kind staff, helped us with the parking. Great breakfast selection. Best hotel we stayed in during our trip.

Cannot wait to return to this hotel in Edinburgh!

From the first minute we checked in Leah was friendly, professional and our best experience and stay ever. Leah had upgraded our room to a luxury apartment-so grateful. Our apartment was amazing, great location and beyond expectations! Comfortable bed, beautiful relaxing soaking tub, Art work and updated kitchen was incredible!

Gorgeous property giving a great impression of what it'd be like to live in this beautiful city!

The staff were excellent and recognised us each time we went to reception. The rooms were very spacious, location fantastic and the apartment block itself very beautiful. Kitchen was very high spec and beds very comfortable

As I own a B&B I am aware of how to do things well with this kind of provision. All was excellent although I would suggest you need to have maintenance go round once a month touching up the walls as properties like this can get scuffed walls - it looked like it hadn't been done for some time. Also there's a largeish crack in the second bedroom that you'd want to know about. I didn't love some of the furniture and think genuinely old furniture would be better than the metal dressing table and the rope mirror for example. I am fussy tho!! Also the bin didn't work. Needs changing as everything else was such incredibly high quality in the kitchen (which I LOVED!).

Cleanliness, location, proximity to attractions, restaurants, shopping, bars, transport hubs. I also liked that it was in a townhouse. I also really appreciate that the staff helped us with our bags up the stairs as there were no lifts in the building.

The sinks in the toilet are really small - there is not enough space to place your toiletries on. Was also given an apartment smaller than what I had booked - but this was rectified when I raised this to the staff. I was also disappointed that one of the staff members refused to let us store our bags with them for 4 days while we toured the Isle of Skye. We had checked with 2 different staff members who told us it would be ok, despite the small storage size of the room. However, whe we were checking out, a 3rd staff member insisted it was not possible - and that the other staff members were not clear. Also, since we were not staying with them after the Isle of Skye, they refused to take the bags. Storing bags at the bus station lockers can be costly - 10£ for 6 hours. This could have cost us close to 200£ for the entire 4 days, so we were really disappointed that the hotel was rigid about this.

Perfectly Situated, Perfectly Appointed Luxury

Rutland was large luxurious apartment, nicely furnished with high ceilings and a bath with separate tub and shower with great water pressure. Staff was helpful and friendly, and the apartment was very well situated. Room decoration was fun, despite being incongruous to the building’s Edwardian era. Attached restaurant The Huxley had a good Scottish breakfast at a discount for Rutland guests.

What a wonderful view of the castle, both day and night.

The staff was most helpful in every way.

No lift available to the 3rd floor. Though the staff handled our luggage for us, which we appreciated.

I highly recommend a stay here.

If you are trying to choose where to stay in Edinburgh do yourself a favour and book the Rutland hotel. If you arrive by plane take the tram which stops around the corner from The Rutland a mere 5 min walk. When you exit the hotel you are looking at the spectacular view of the castle and are in an excellent location from which to tour the city. The staff are fantastic. Welcoming, friendly, helpful , informative, they are wonderful. We have to say a huge thanks to everyone at the Rutland as we were upgraded to a 1 bed apartment which was simply stunning. Every comfort that you could think of , warm , spacious, extremely comfortable, spotlessly clean, fantastic mini bar, luxurious bathroom amenities. Breakfast at the Huxley was delicious.There was a great menu and the huge windows allow for a great view of city life. We had a wonderful stay and could not recommend the Rutland hotel highly enough.

Incredible upgrade

We feel like lottery winners after having had the most incredible experience at The Rutland. We were joyfully greeted by the amazing Charlotte on our arrival and were informed we had been upgraded. This isn’t something we’ve ever had before and we were delighted. Charlotte upgraded us to one of their best luxury apartments for the weekend. She walked us just up the road and showed us into the apartment. I was speechless. This was the most luxurious, gorgeous and huge apartment I’ve ever stayed in. Every detail was so carefully chosen, the decor, the amenities, the linens. We could have lived there happily! We have no idea how we got so lucky to receive such an upgrade but we are truly grateful and can see why an apartment like that would make a longer stay in Edinburgh so fantastic. We hope to return again and book this incredible apartment. Charlotte was also able to recommend the hotel’s restaurant and an underground ‘speakeasy’ style bar nearby. So after seeing a show at the Usher Hall (just a stones throw from the hotel and apartments) we went for a drink in Heads And Tales - it was a fantastic underground bar with fab staff too, so a great recommendation - thank you! Back to our apartment- The enormous bed and heavy, black-out curtains provided the most excellent deep sleep. So much so, we woke up only 15 minutes before our checkout time! Totally worth it for the best sleep of my life. We were thrilled to see Charlotte at reception again for our check out, to be able to express our gratitude for her kindness and warmth of our truly incredible experience. Thank you so much for the best weekend, we hope to revisit again soon!

Very good, will come back.

A grand double room apartment with superb en suite. Fantastic location that is very hard to beat. No dedicated parking but could part outside on street or at car park nearby (£18 per 24 hours). Had a kitchen and a lovely living room but did not get to make the most of these features owing to a busy itinerary.

Best choice for a comfortable weekend Edinburgh

Very friendly service. Absolutely astonishing appartment with all possible features and a lot of space. Great location, taxs in front of the hotel, all sightseeing around the corner. Breakfast in the restauarnt next door, a la carte, no buffet. The Rutland greatly exceeded our expectations, excellent value for money!

Excellent place to stay in Edinburgh with amazing staff

The girls on reception Stacie and the American lady - sorry we didn’t get her name - they saw we had our elderly mother with us and offered us alternative accommodation as there are no lifts to the apartments. Well done ladies for the excellent hospitality. Centre of town and just lovely accommodation Real milk supplied in room. Restaurant downstairs again with lovely staff

Air fresheners- There was air fresheners in all the stairwells and in bedrooms. They were overpowering- I actually went up the staircase and turned all the plug ins off.

Perfect stay for an Edinburgh trip

We originally booked a standard hotel room, but to our surprise and delight, we were upgraded to a luxurious apartment upon arrival. It was the perfect welcome after a long journey, and we enjoyed every minute of our stay. The staff were consistently kind and helpful, always ready to assist with anything we needed. The daily housekeeping was also impeccable. The hotel’s location is another major plus—it’s very close to the city center, so we were able to explore everything on foot. We didn’t even need to use public transport once during our stay. One of the absolute highlights was the breakfast at The Huxley, which partners with the hotel. Each morning we were treated to an incredibly delicious and generous breakfast—it was so satisfying that we didn’t need anything else until dinner.

Outstanding, fantastic, top class, happy couple ❤️

Arriving a little early we thought we’d have to wait around until check in time. However the staff welcomed us in and allowed us to check in early. Very friendly staff, beautiful hotel, the room was top class. We can’t wait to go back again and would highly recommend The Rutland as your first choice ❤️

We stayed in 2 different flats and a room in the hotel for a family gathering. Hotel and location worked well for us. I

The interior design of the rooms, comfortable beds and very friendly and helpful staff.

The beds sizes were inconsistent between the different rooms, some were king and some were double where a king or queen would have been more appropriate and better for a couple.
