The best smelling hotel, period. Staff were excellent and made us feel like the most important people in the hotel. Zoltan in particular made our welcome extra special!

Lovely staff! Very easy to get to from the airport (bus stop right at the door!), good food and relaxed atmosphere

Perhaps a tad on the chilly side in the room, and the shower quite snug!

Really friendly staff and would go out of their way to help you. You even saw them going out of their way with other guests to help if they could.

Had the best welcome we’ve ever had to a hotel with a sit down and a coffee and a chat before being shown to our room.

That it was over the road from the main hotel. Carpet was fraying. Shower wasn’t great. Staff during breakfast had a cold and was snuffling and snorting making me feel quite ill.

Welcomed as soon as we walked through the front gate. Staff were excellent. Excellent facilities. Room was spotless and well equipped. Ideal location.

Attentive, kind, helpful reception staff (given that I had some issues with my room). Especially Juliette and Reya. Wonderful restaurant for both breakfast and dinner.

Very comfortable guest house within walking distance to restaurants and attractions. Breakfast is very good with a lot of choices. Be aware that not all rooms are situated within the main house. Our room was in the building across the road from the main house, so a short walk for breakfast in the morning. Overall though an enjoyable stay and very quiet rooms.

At Breakfast main course arrived with the starters which meant by the time you had eaten your Cereal etc your main course was cold. I noticed this happened on other tables which by their expression they weren't to happy.

The decor was lovely and the room well appointed. The staff were helpful, friendly, and professional.

The room in which we stayed was as advertised and good value but was not quite what you would have expected of a luxury five star hotel

The main hotel looked lovely and we had a delicious breakfast. The staff were lovely.

Wasn’t too enamoured with our room which was opposite the main hotel in a basement next to a rather uninviting common-roomesqe communal sitting area.

Very charming, felt like we were at home, very comfortable. Short walk to bus stop and tram. Highly recommend.

There was no air conditioning and to open a window at night for cool air you had to open the whole window which is a safety concern. Someone could’ve easily just crawled into a window. I suggest latches that prevent the windows from opening all the way. Also very little explanation about how to operate wall furnace and floor heating. Major complaint a party was booked by one of our rooms and it was VERY loud. Had to complain about the noise level. Should’ve booked a location that wasn’t next to bedrooms.

It was in a unique older building and I liked the quiet location. We like to walk so it was in walking distance for to city center if y don’t mind a 1 mile walk. Otherwise there are buses right out front. Staff were very welcoming.

Room was nice, I can't say excellent because I was staying in the other building that was a little bit disappoint me. Breakfast was nice and the service as well. The bar was very nice and it's a good spot to spend your afternoon.

I didn't have a room in the main building that I was expecting. I had a room with no view. It was clean and pleasant but as my 1st stay in Edinburgh I would have preferred a room with an outside view.

The hotel was beautiful. The staff were attentive and professional. The hotel is quiet and near mass transportation.

Beautiful! Inside and out. Especially loved the restaurant decor and atmosphere. Loved the playlist when we arrived. Jamie was super helpful, as was the girl working at the bar (regrettably didn’t get her name). We’re willing to hold our bags till check in. Had storage for bags unneeded during stay to help with space.

No face washcloths (seems to be common in Europe). Room was TINY. I’d recommend not going with the petite room unless just one person, or a couple traveling very light (carry-ons only).

Only trouble we had was the water pressure in the shower. Which was not a big deal.

While you have to consider transport to and from the heart of the city, the bus is right outside your door, Ubers are inexpensive and you will feel grateful at the end of the night when you're peacefully tucked into a more comfortable room without outside noise. I thought the buildings were both beautiful – yet the house across the street is far more modern and I preferred it to the main building – and the restaurant and outside bar was picture perfect. Breakfast is a must one of the days as is taking the local walk into town along the river. I wish I had known about it sooner actually!

The food wasn't as good as I would have liked. Staff was accommodating and comped dinner when we didn't eat it. Overall a very good hotel but I expected more. While my room in the more modern building across the street was more comfortable, my parent's room in the main building (in the same "class") was small and lacking for a luxury hotel price.

It is very central and super clean, shout out to the housekeeping team.

Our room was in the separate house at the basement level, I didn’t expect that. Also the size of the room was very small. If you are not planning on spending much time in the room then it’s fine but it’s not a room where you can relax, it’s very claustrophobic. Also the heater is the bathroom is very dangerous, it got so hot that when walking out from the shower I touched it with my elbow and it burned my skin. I am still having the wound that is healing, this should be looked at.

Everything was excellent. Lovely breakfast, good room, hotel team could not have been friendlier or more helpful. Would definitely stay again.

It was very cozy and warm.

The room said it was supposed to have a bathtub, I paid extra money for this room to ensure that. But the room we were in did not have the bathtub. Whenever we spoke to the staff about this, they said they’d look into it and never got back with us.

Everything. The staff were lovely, had lots of suggestions, and we were welcomed into the hotel with a glass of Prosecco each while they took our bags to the room. The suite was spacious, well decorated, and quiet to sleep at night. We thoroughly enjoyed our stay and will be back!

Gorgeous hotel with excellent clean rooms. The property is gorgeous inside and out. staff went above and beyond to help in every way possible, be it with luggage or check in. Jamie was most helpful and caring. He even looked after my slightly fussy infant while I finished check in formalities. Couldn’t be happier with the experience

The location was perfect. Easy to walk into town. The restaurant was cosy and peaceful with very good food. Service was wonderful.

We stayed in the Petite House room. It truly was petite. No place to put our suitcases other than in the 3 foot space on the floor next to the bed. The bed was crammed into the corner so the person sleeping on the left had to climb into it from the end or the other side. It’s not a room suitable for anyone with mobility issues. And why do they only provide one face cloth for 2 people?

Gorgeous historic home out of the hustle and bustle of downtown. Our room was gorgeous, on the main floor with freestanding bathtub and plenty of room to move around. Note, many guests were complaining about their rooms on other floors so we maybe got lucky!

Although a break from the downtown was welcome, you are slightly out of the main city so will have to spend time going back and forth. It was our preference as August is crazy in Edinburgh, but I could see that not being the preference for everyone.

Breakfast was typical Scottish fare—tasty and prepared well. Pretty little bar! If you’re on the 3rd floor, ask for a fan so it doesn’t get too warm.

Fabulous location....terrific staff who go the extra mile to ensure you have everything you need. The rooms are spacious and luxurious...as are the common rooms within the hotel. Lovely breakfast, freshly prepared and in a very relaxing and beautiful room. Can't wait to return.

The property is beautifully and tastefully decorated in keeping with it age and history, there is a very distinct and unique aroma which is so pleasing and relaxing. Our room was in the adjacent building which was equally beautiful the bed was the comfiest I have ever slept in, the room was so spacious and well equipped The staff are friendly and helpful and the welcome is first class without being standoffish Although we only stayed a couple of days we ate in the restaurant which was delicious. Haymarket Station is a very short walk so trips to the centre are so easy All in all a fantastic stay

A little bit confusing with the separate building set up. Was quite excited when arrived at the main building and reception. Although room was lovely felt a little distant being across the road away from restaurant/bar etc.

Lovely authentic hotel, about 30 minutes walk from the city center. Parking was great, you can park at the back of the hotel before check-in, breakfast / restaurant looked and felt amazing.

The room we had was on the opposite of a busy road across the 'main' part of the hotel, so we had to cross this road to get breakfast etc. Also parking is on a first come first serve basis.

The rooms were comfortable, the staff was amazing and the food was delicious. We loved our stay at The Roseate and highly recommend it for those looking for a great experience.
