Beautiful building, well equipped rooms with great staff and excellent cuisine.

Due to the unseasonably warm weather the room was quite hot, despite the fan provided, as the window only opened about 15 to 20cm.

The location was great, the beds were so comfortable, and the staff were lovely. I also really liked how the lobby smelled and the dining area was a beautiful place to have meals. The food was very good in the restaurant!

Our room was on the ground floor of their building across the street, and sometimes people would walk closely by the windows, which was startling. We also ordered room service and it was forgotten one morning.

The staff were super friendly and helpful. Ideal location close to the city centre and the Murrayfield Stadium. We would definitely stay again.

The room was lovely, clean, comfortable and very quiet. (It was nice to hear the birds in the morning). The breakfast and service was very good too. The hotel is a little outside the city center but is just a short taxi ride or the bus stop is right outside. Great location for Murray field events and we would definitely stay here the next time we return to Edinburgh. It was a shame we could not stay longer and enjoy the cozy bar and cocktails.

It was all good and what you would expect from a top boutique hotel.

The pillows, bed, and comforter were very comfortable. The shower products specifically the “Scot’s pine” scent smelled incredible & even the smell when you walk into the property smells heavenly!! I loved it so much I asked if they sold a candle or room spray in that scent (unfortunately they don’t). I also really appreciated the congratulations card and treats on our bed when we arrived it made our honeymoon feel even more special :) I was also a fan of the cookies in the room. Also the gentleman who checked us in and showed me to my room was very nice and personable helping us with recommendations on where to go during our stay.

The toilet takes a while to flush & I wish the room had AC, it got a little hot in there at times

Amazing rooms with good toiletries and lots of towels, good location with excellent bus services outside and quickly into the city centre. Helpful & friendly staff, and nice to have the later than usual check out times.

The hotel building is very nice. Accommodation very comfortable, large room with a fantastic bed! So comfortable! Large bathroom. Breakfast is excellent with many options and served at the table. Walking distance from city center but also a bus from airport to city is available just in front of hotel.

I loved everything at the property. Our check in host Tamara was so friendly and accommodating. She really made our anniversary stay extra special. The bed was like sleeping on a big white fluffy cloud. The entire stay was amazing. The next time we book though, it will be directly through the hotel. Thank you.

Booking through booking.com. they really overcharged for the room based on a change i had to make.

It was set just far away from the hustle and bustle..about a 40 minute walk to the Castle which we enjoyed. The staff were friendly and excellent.

The attention to detail with the staff is amazing! Such a warm and inviting place.

The location of our room was on the bottom floor in a basement. The room was small but they did do their best making it very comfortable and with a lot of extra details.

The staff were very helpful, the hotel is in 2 different buildings opposite each other. The room was very comfortable albeit compact. The bonus was there was a lovely conservatory that guests could use with access to the garden. Very pleasant stay.

Great location, helpful and friendly staff. Downsize is that I think for the price, the food options and quality could be better. The room was very comfy but there were stains in the upholstery, so little details could be improved considering it is considered a luxury location.

We just loved this hotel so much! We were doing a road trip in Scotland, and this was our last night there, which was our wedding anniversary, and they were so kind to have a beautiful and special welcoming note with some delicious sweets for us in the room. The staff is extremely friendly and accommodating. The room facilities were fantastic, bed and pillows extremely comfortable, and very nice decor. Only good words for this beautiful hotel.

2nd room of a four night stay. This is a Junior room and the hotel has three which are all individually designed. I had no preference amongst the three based on photos so let the hotel decide where to put us. We were in 101, the Hoy suite with the blue headboard and blue sofa. It was lovely. Zoltan is the standout member of staff that we saw and we also loved Lucy in The Dunstane Restaurant and bar. But everyone is polite and friendly and welcoming. If you want to chat the staff will chat, a real personal touch here. It doesn't feel like you are a commodity. You feel like a person and that suited us very well. The behind the scenes staff are all excellent too, breakfast chef and housekeeping.

Most people will be out and about but the tv in the Hoy suite could be bigger because the room is so large! As tvs go it is by no means small for a hotel tv so it is not really a negative. Just a proportional observation.

Everything about this hotel is good. Firstly, for the price point the room comfort is exceptional. Both of our rooms, we tried two different ones, had a loaf sofa (loaf is a brand of furniture). The staff are standout welcoming, helpful and friendly. We particularly liked Zoltan who like his famous namesake in movie Big grants wishes and makes things happen. My husband said he has never met a reception concierge as good as lovely Zolton. We also liked Lucy in Dunstane Bar and restaurant. These are the type of hotel staff who if staff awards are an industry thing would win the awards. Lots of people we never saw keeping things running too such as chef and housekeeping.

Mistake with room service order but we still paid the price of the slightly higher priced item even though we swapped it for what we actually wanted because this place is so good as a guest it is hard to complain. Don't go here if you are a person who likes to grumble and complain, you will ruin the ambience for everyone else

Friendly, helpful staff. There was a variety of breakfast choices, and the evening meal was exceptional. The room was beautifully clean with a comfortable bed and pillows. The location was ideal as it was a 10 mins walk from Murrayfield. Nevertheless, public transport was easily accessible and cheap to Edinburgh city.

The hotel is beautiful and while I think it was full when we stayed, it was very calm and quiet. The breakfast was amazing and we were both surprised to get so much food and with so much choice for the price. The rooms were comfortable and clean, and the entire staff were extremely helpful and friendly.

Easy to get to from airport on bus 100, and tram access into the city. Very nice service and attention from the staff. Restaurant is lovely and comfortable room.

Staff could not have been more professional and gave me a very warm welcome - especially important for a lady of a certain age travelling alone. Restaurant excellent and again superb service. Room very comfortable with all the facilities one could wish for - including good supply of power points which is important in these days of electrical and electronic gadgets! Lovely scents pervading reception areas a nice touch.

After check out I came back to collect my luggage and intended to have some tea in the bar before I left however there was a private event in the bar and restaurant ( a funeral tea ) so I I just left .

We booked a "petite double room" and it was small but perfectly clean and comfortable. We were welcomed on arrival by Zoltan (who I had email contact with prior to our arrival) he organised coffee for us and sat with us to chat about the hotel and the local area. The main purpose of our visit was to watch a Six Nations rugby match and we had chosen The Roseate for it's proximity to the Murrayfield stadium. It was about a 15 minute walk away, which was perfect. We had breakfast each morning and ate twice at the hotel in the evening. Food was delicious (I can recommend the full and vegetarian Scottish breakfasts) and service excellent. All the staff we had contact with were polite, friendly and efficient.
