Location, staff, room design

Shower pressure is low. Doors were damaged and rubbing on the floor. One side of toilet seat bracket broken. Need to clean the roof terrace furniture.

We thoroughly love the close proximity to South Beach. The location couldn’t be better. We like the rooftop lounge and seating areas. Amenities offered at the beach, chairs, umbrella, beach towels are the best available at South Beach. Staff at Estevan’s Place know how to treat its guests and customers. We love the beach and love Balfour’s location.

We didn’t like that the property is under major renovations and repairs. Might not have stayed there if we had known about the entire third floor was renovated and the main staircase was closed to us during our stay. Our room was on the 4th Floor.

Nice vibe, cool rooftop people don't really know of :) the whole hotel has a nice smell. Staff was very helpful and location can't be better. It's quite at this part of the street while a short walk will get you to the hussling area of Ocean Dr. Also, beach access is great.

We were on the older part of the hotel and I think the rooms are small. A couple would work OK but more is problematic. - No venting in bathroom - The door is also too close to the main door so sometimes you are needed to "engineer" your way out. - There is nowhere to dry bathing suites after the beach - A wierd sound was coming from A/C A major problem for us was finding parking. There is no affordable street parking around, and hotel parking is even more expensive.

Great location walking distance to everything and staff was very nice & helpful.

Ice was available at the bar only, no ice machines. Property is older but very clean. Bathrooms did not have much counter space.

From the beginning, the staff were welcoming and helped us get settled in when we checked in at 1:00am. The entire property was super clean and well maintained. Everyone seemed happy to be working here and guests were always enjoying their time in the lobby area. The rooftop is also a fun space to relax and explore!

The plumbing is loud, meaning that when other guests flush the toilet or use the shower, you can loudly hear the flow through the walls. Not a big deal to me, but something to be aware of. We were on the second floor so it might be better if you’re on a top floor. I also wish the bathroom had a bit more counter space, but we made it work. It was a great stay!

The room was clean, stylish and spacious. The staff was friendly and ready to help 24h. The pool was small but we like it. The location was perfect.

It was dark in the room, there is not enough light. The soundproofing isn’t so good either.

We were greeted by William who instantly made us feel at home. He was very pleasant and helpful and gave us a thorough overview of what our booking entailed including the use of push bikes and beach loungers and an umbrella . The location is perfect… right beside the action but just far enough away to be quiet

Great hotel with soul and style.

Room was spacious and very clean. Beach chairs were included in the stay which was a nice add-on. Welcome drink was refreshing and bar staff very friendly.

The staff at the reception desk was often very busy, so it took some time to give the towels back and also to ask some additional questions regarding our stay.

This was a wonderful experience and have no complaints! William at the front desk, went above and beyond to accommodate us with our room before and after a cruise. He gave recommendations for dining, which we didn’t use, but was very personable and wanted to ensure we had a great time and experience! The rooms were clean and comfy, and the water was nice and hot in the shower. The hotel coffee was good, as well as the breakfast and dessert, and enjoying the courtyard and nice front patio dining space. But the location, is perfect, 2 min walk from the beach, towels and chairs and umbrellas provided, and on the quiet end of Southbeach, so no loud noise or parties, but a 5 min walk to more of a party scene if you are into it, which we are not! But overall, a great experience, and would definitely stay here again if we book our next cruise out of Miami!

Location on the strip was great. The room was clean and the bathroom was very modern. Enjoyed free beach towel chair and umbrella and complimentary drink was fantabulous!!!!

The smell on the elevator was horrific and inside the room is tight and dark. The view was not good, so we were unable to open the curtains to allow light in.

The kids can’t like the bunk beds more. Very close to the beach.

No elevator to the 2f/mezzanine so you have to lift all the luggage by urself. Bathroom sink is too small.

The property is in a great location and nice design. The staff was friendly and accommodating and the property was very clean. The amenities were good but we did not fully take advantage of everything.

The rooms in the new portion of the hotel were not very soundproof and it was possible to hear conversations in the courtyard. The older portion of the room was quieter and the stafff was great to relocate us. The mattress was also compressed and was not comfortable for my wife.

Excellent location, well-maintained facilities, very clean, and friendly & helpful staff. The complimentary beach towels, chairs and umbrellas were great.

There is no sound isolation in the room which made it a bit noisy sometimes.

Could use sheer curtains in the room. In room phone non functional Jacuzzi/pool needs to be cool in the summer months.

The king size room was good for 1 person and should easily suit couples as well. The overall condition and decoration of the hotel is nice and feels homey. The water filling station is great. Elise is a wonderful receptionist she helped me to have a quick and smooth check in and out experience. The location of the hotel is excellent and very close the South Beach.

The air conditioning in the room is too loud and it smells, plus the room walls are too thin, you can hear the other room’s TV easily.

Location! - close to the beach and restaurants. Hotel Staff! - excellent service- Thanks to Malvina, William, Navi, Ibrahim & Sofia who made our stay wonderful. They made up for anything lacking in the hotel amenities with their service-oriented attitude.

The hotel located in a quieter side of south beach so great location for those who doesn’t like parties. Super close to the beach. Arrived at 11am and they still let us do early check-in (thank you Navi). All the staffs were very friendly and super nice. Highly recommended!!

Location was perfect. Staff were all lovely. The hotel was very nicely decorated.

The only downside was the dirty windows, ruined looking out into the beautiful street.

William at the front desk was very nice and informative. Hotel is in the perfect location. Comfortable beds and room. Bathroom is small but adequate. We had no issues with the room or facilities.

Apart from being a fab hotel, this was just 2 blocks from the colour, art deco architecture and South Beach Promenade but with none of the crowds and noise!

Bathroom was very small. Not an issue since I was traveling alone, but still for 2 people that would’ve been probably too small.

It is in the walking distance to the ocean. There are plenty of places to eat and CVS is in the proximity. It is also easy to reach from Miami international airport. You have to take 150 bus and you are there in the hotel. It is our 2nd time staying in the hotel and we loved it. The pool is small but super cozy and it is heated.

The gym is not in the premises but you can find work out zone in the beach. It is in walking distance to the hotel.

The location and staff were very good , especially the cleaners and reception. The gentleman at the bar were nice also. The bed was very comfy too.

For the price they are planning to charge next year, a few things need to be considered. My light swith was hanging off the wall , I had a hole in my door 🚪 and a loose tap in bathroom.

Front porch dining very pleasant, room furnished in an appealing, somewhat minimalist style with wood floor.

Nothing major, would have appreciated a slightly larger bathroom. Also, would have appreciated being able to check-in before 4:00 pm, and found the requirement of leaving a $100 deposit on check-in vaguely offensive when I had already been required to prepay for the entire visit, as if I was a college student on Spring Break who couldn’t be trusted to avoid damaging the room.

Perfect location. Close to the action but far enough away for some peace. Free shuttles to take us downtown or around Miami beach. Easy walks to nearby attractions and beach.

Unfortunately the hotel was undergoing renovation to the air conditioning in one of the blocks and the temporary equipment was set up in what would have been a peaceful location. It was too noisy to sit anywhere in the hotel grounds.

Location was lovely, room was very cute, staff friendly.

The room was very dusty and the flood/carpet was not vacuumed. Also there was construction in the hotel, I wish they informed the residents. The noise scared me, was super loud at first then I figured it was construction.

Kudos to Navi who did her best to make our stay as comfortable as possible despite the noisy construction going on
