The location. The comfort, space and decor of the room. The view from our room :) Friendly staff. The small touches like the selection of teas, fresh milk in the bar fridge, the chocolates, the speaker.

Breakfast was fabulous. . As an English man 1st time trying haggis and loved it!!!

The room, the staff and oh my goodness the food at the Kyloe, some of the best we've ever had. And what a superb location, with stunning views.

Great room. In fact great hotel all round. Clean and tidy and staff were friendly and helpful. Breakfast was good although it would be nice to have the option of fruit or cereal as well as a cooked breakfast. Getting 20% off the price of drinks in the separate cellar bar was a nice touch.

There was nothing I didn't like. It was quite expensive to stay but as it's a 4 star hotel in a capital city I suppose it is the going rate.

Superb location and superb experience throughout. Upon arrival we were greeted with a free room upgrade to a one bedroom apartment. This apartment was gorgeous, huge and super vibey. The staff were most helpful, polite, offered fantastic recommendations and the location was ideal as a Homebase to explore Edinburgh for a few days. 10/10 would recommend!

Staff were wonderful, so helpful and kind. The location was fantastic and the hotel is lovely and clean. Surprisingly quiet considering it is located so central with a busy road near it.

I got upgraded to a one bedroom - it was one of the best hotels apartment experiences I’ve had. The fireplace was awesome and I slept more comfortably than I have in a while. The location was central to all of the tourist attractions and everything I wanted to see. If I come back to Edinburgh I will stay here again 10/10 *****!

It was an amazing apartment with the benefit of being linked to the Rutland Hotel. Cleaning was carried out every day. The appliances were all high end products.

We liked everything.

This is our second time visiting the hotel and we are once again enchanted! The welcome is always warm and friendly, the room was spacious, bright, extremely clean and had all the amenities for our stay! It was cleaned perfectly every day! The furnishings everywhere are very interesting and chosen with great taste and attention. The location is perfect - everything is within walking distance. We tried their restaurant “The Huxley” a few times - it was very delicious, there were many interesting offers. I recommend it with both hands!

The staff is absolutely delightful - so helpful, so friendly, so kind! And the rooms are STUNNING! I was in Apartment 17-2 and it was beyond GORGEOUS - large, spacious, amenities, comfy large bed, high high ceilings, a delicious shower - ahhh! I didn’t want to check out! The property is also in view of the castle (if you go out by the Huxley) easy walk to grass market (15 mins) along Kings Stables or go a bit longer to old town via Prince but also see the gardens and Scott monument and shops. 20 mins walk to Waverley train station too! I am so so happy I booked Rutland. I had dinner at the Huxley and it was delicious and as a guest, I received 20a% off.

Nothing to not like! I so highly recommend this location. I was wandering the old town and hotels closer to the castle and old town and so grateful I was not staying there due to the crowds, the noise, and the cobblestones/steps for walking with my luggage to the train station - Rutland truly checks all boxes!

Bed was just okay - kind of hard

Location is excellent, on a very quiet street but around the corner from great bus stops and plenty of walkable attractions and grocery stores. The two bedroom apartment was well suited to traveling with kids as they could have their own space and go to bed earlier than the adult. Staff was very welcoming and accommodating as well.

The kitchen is beautiful but the actual cooking equipment and crockery was lacking. There was one lid that fit none of the pots or pans, and only three bowls so breakfast required some creativity. It would have been useful with some microwave instructions as we simply gave up and used the stovetop. Also, I would have liked to be able to recycle all the packaging and paper we produced throughout the week, but there was only one trash bin.

The room was a good size. Personable staff, the hotel was small enough to feel like we were being looked after. Close to all the attractions and easy access to all of Edinburgh. The Huxley for breakfast was very good.

We were on the 3rd floor, which meant you had to take the elevator to the 2nd and walk up.

We absolutely loved our stay at The Rutland Hotel! We had booked a classic room but got upgraded to one of the beautiful one bedroom apartments just down the street. The apartment was so spacious with beautiful high ceilings and windows. It was so comfortable and really added to our experience in Edinburgh. It is also in an amazing location, just far enough away from the business of the Royal Mile but walking distance to everything and a beautiful view of the Edinburgh Castle from the street. Jill checked us in/out of our apartment and was so lovely and kind. The apartment was so clean and had everything we needed to make our stay comfortable. We loved the city of Edinburgh and will absolutely stay at The Rutland again when we return in the future.

Amazing! Perfect location- excellent amenities and very comfortable beds. Checkin was smooth and easy. They offer discounts for nearby parking and local restaurants. We will stay here again.

We had a two bedroom apartment with access to a courtyard garden. Just beautiful. Very clean, serviced each day. Location perfect for castle, grassmarket and royal mile. Couldn't have asked for more. Had breakfast at main building, Huxley restaurant very good.

At check-in we were made to feel really welcome by Charlot, she was super friendly and gave us lots of tips and advice. Thank you. Room 6, the view and the room was awesome, no complaints at all with full facilities in the room. They have there own really good bar and steak restaurant, the location is perfect in the centre of Princes Street. All in all, fantastic value for money.

The building is beautiful, the location is perfect, the room was spacious, beautifully decorated, very comfortable and overlooking the castle. The staff were polite, helpful and very welcoming. We tried both restaurants at the property - The Huxley (where the breakfast is served) and Kyloe, both provided excellent meals & experience. That was truly the best weekend getaway! 🏴󠁧󠁢󠁳󠁣󠁴󠁿🏰🫶🏼

We got upgraded to one of the larger rooms when we went back and honestly I’ll never forget it. It was a good walking distance from the historic streets, was comfortable and had an interesting history to it. We took a multiday trip across the Scottish countryside so staying after that long trip felt like a home away from home.

Amazing, attentive, obliging staff and location! We booked a Castle View room and it did not disappoint! Large bathroom with all amenities provided and free glorious breakfast downstairs. We also ate at Kyloe, the steakhouse, and it was fantastic.

We loved the Apartment #2 at door 15 It was just stunningly beautiful with high ceilings with stylish crown moulding and some funky furniture. The Kitchen had all we expected, the tub and shower were awesome, and the TV worked well to get my streaming apps uploaded

The gas fireplace was not working as they were waiting for city approval for some confirmation of safety standards, so we were there in late September as the start of fall was a bit chilly, but the other heating system worked well

Superb rooms - huge and supremely comfortable.

Just be aware, these are in old Georgian town houses (which makes the rooms so wonderful) but there is no lift (but don't let this put you off)

We arrive early in the morning from a trans Atlantic flight and we were exhausted. Our room was not ready but reception gave us an upgrade to one of their premium rooms which was available. We were so grateful because all we really wanted to do at that moment was lay down for a nap.The room had a very comfortable bed and the most fantastic view of Edinburgh castle from one window and Calton Hill from the other. The location is wonderfully with easy walking distance to many sites.

Great location, great size of the place. Staff both at reception and housekeeping were amazing. Furnishings and toiletries provided were also good.

Only small issue is that the bed in the second bedroom wasn't really big enough for two people

Beautiful, well located property. We stayed in one of the Rutland Apartments and it was fantastic. Extremely spacious and beautiful. Helpful and knowledgeable staff. Breakfast at the Huxley was great. Dinner at Kyloe was too.

We really enjoyed our stay. The apartment was very nice, clean, and comfortable. The staff was excellent. They greeted us outside as we were dropped off, and the gentleman carried all of our heavy luggage up 2 long flights of stairs. The apartment was spacious and stocked with complimentary coffee, tea, water, and milk. It was also stocked with alcohol and mixers to purchase. The hotel was also in a great location walking distance to many things and close to various bus stops, including the hop on hop off tours.

My only two critiques are regarding the lighting and shower door. It would be nice to have a brighter mirror light in the bathroom and/or at the vanity mirrors. It was too dark for putting on makeup. Additionally, the shower "door" did not do much to prevent water from getting all over the floor. If it didn't splash out where the door didn't cover, it dripped from the seal at the bottom of the glass pane

It was a 5 start experience. The hotel,was lovely, our room- a castle view, was large , gorgeous and comfortable. The bed was so comfortable. Breakfast was a maxing and the staff was fabulous.

There was only 1 tiny problem, the coffee maker did not make hot enough coffee.

It was an amazing stay, 10mins by foot to he Old Town. The appartments are very spacious, and have that old building vibe. The staff was very polite and ready to help.

Because it is an old building, it might not be for everyone. So, from time to time there was a bad smell from the shower drain, that simply would not go away. The building itself smells like old wood.

So comfortable and well appointed. Great location, felt luxurious and private. Had everything we needed.

Beautiful! We were a group of 6 and had an apartment and a hotel room. Although not in the same building, very close and both places were exceptional. Beautiful decor and comfortable beds. The heated bathroom floors were luxury. Loved the coffee place on site. Excellent breakfast and friendly staff that remembered us each morning. Easy walk to many restaurants, pubs and shopping. View of the castle.

The apartment was truly a luxurious experience, offering comfort and elegance at every turn. From the spacious rooms to the high-end finishes, every detail contributed to a sense of opulence. The amenities were top-notch, providing everything needed for a relaxing and enjoyable stay. It was a pleasure to experience such a well-appointed living space. Staying there was a truly memorable and delightful escape.
