The Ruthland Hotel, Edinburgh

Great location, great size of the place. Staff both at reception and housekeeping were amazing. Furnishings and toiletries provided were also good.

Only small issue is that the bed in the second bedroom wasn't really big enough for two people

Beautiful, well located property. We stayed in one of the Rutland Apartments and it was fantastic. Extremely spacious and beautiful. Helpful and knowledgeable staff. Breakfast at the Huxley was great. Dinner at Kyloe was too.

Beautiful space, we loved out and will definitely book again next time we are in Edinburgh

We really enjoyed our stay. The apartment was very nice, clean, and comfortable. The staff was excellent. They greeted us outside as we were dropped off, and the gentleman carried all of our heavy luggage up 2 long flights of stairs. The apartment was spacious and stocked with complimentary coffee, tea, water, and milk. It was also stocked with alcohol and mixers to purchase. The hotel was also in a great location walking distance to many things and close to various bus stops, including the hop on hop off tours.

My only two critiques are regarding the lighting and shower door. It would be nice to have a brighter mirror light in the bathroom and/or at the vanity mirrors. It was too dark for putting on makeup. Additionally, the shower "door" did not do much to prevent water from getting all over the floor. If it didn't splash out where the door didn't cover, it dripped from the seal at the bottom of the glass pane

It was a 5 start experience. The hotel,was lovely, our room- a castle view, was large , gorgeous and comfortable. The bed was so comfortable. Breakfast was a maxing and the staff was fabulous.

There was only 1 tiny problem, the coffee maker did not make hot enough coffee.

It was an amazing stay, 10mins by foot to he Old Town. The appartments are very spacious, and have that old building vibe. The staff was very polite and ready to help.

Because it is an old building, it might not be for everyone. So, from time to time there was a bad smell from the shower drain, that simply would not go away. The building itself smells like old wood.

So comfortable and well appointed. Great location, felt luxurious and private. Had everything we needed.

Beautiful! We were a group of 6 and had an apartment and a hotel room. Although not in the same building, very close and both places were exceptional. Beautiful decor and comfortable beds. The heated bathroom floors were luxury. Loved the coffee place on site. Excellent breakfast and friendly staff that remembered us each morning. Easy walk to many restaurants, pubs and shopping. View of the castle.

The apartment was truly a luxurious experience, offering comfort and elegance at every turn. From the spacious rooms to the high-end finishes, every detail contributed to a sense of opulence. The amenities were top-notch, providing everything needed for a relaxing and enjoyable stay. It was a pleasure to experience such a well-appointed living space. Staying there was a truly memorable and delightful escape.

The location is ideal. We went for the Royal Military tattoo and fringe festival. Perfect location to get to everywhere. The room was gorgeous, so spacious. The staff could not do enough for you. From the second you step foot into the hotel to the minute you leave, they are there to help. Breakfast was fantastic and the food in the restaurant amazing. Would not hesitate to return!!!

An exceptional city centre stay in Edinburgh, my only regret is that we didn’t book to stay for longer. The apartment is decorated to a very high standard, all appliances are new and they even have GHD hair straighteners and a hairdryer. We were walked 4 doors down the street to our apartment from reception where the staff were a delight. Baggage storage also meant we could enjoy our last day entirely without lugging baggage around a busy Edinburgh city. A real home from home, full of comforts. Would recommend and will definitely be returning as my new top choice for accommodation in Edinburgh.

Apartment was fabulous. Spotlessly clean. Three bedrooms. My youngest daughter loved the bunk beds in one room. Location is perfect, 100 meters from Princess street. Breakfast and Dinner in the Huxley was delicious. Staff very attentive, one of the best stays we have had.

Breakfast was pretty mediocre, eventhough its a la carte, it was hard to find something simple to eat and the dishes were not as good for the price we paid

The view of Edinburgh castle from the Aros room was incredible. It made it hard to leave the window seat but what a fantastic place to people watch and soak up the gorgeous Edinburgh architecture. Also directly across from the Johnny Walker building and handy walking to everywhere.

The floorboards in the room were squeaky making hard to be quiet when my partner was having a nap - but that's really the only fault and that's nothing when you have views like these.

Fantastic one room apartment upgrade. Spotlessly clean and spacious rooms, comfortably and stylishly fitted out with thoughtful touches. All staff were welcoming, friendly and helpful, from reception to housekeeping. Great location with nice restaurants and bars nearby. The Huxley, next door, served a fabulous breakfast and hotel guests received a discount. This will be our go to hotel in Edinburgh from now on.

Hard to think of anything as it was a lovely room. One minor thing - when stepping out of the shower there was no hook or rail for the towels nearby so had to walk across the (huge) bathroom to get the towels. A hook just outside the shower would have been helpful.

Paid for breakfast for two days only. Would have been perfect 10 score if breakfast had been included. What I had was fine

For me the bed was too hard and the floor creaked when you walked across it.

Stylish, elegant, funky and spacious…beautiful apartment! The staff on reception were so friendly and helpful. Perfect location, down a quiet side street but near everything. I would definitely stay again and recommend it to everyone!

Great apartment, with plenty of room for the four of us. Staff was very friendly and helpful.

Room was huge (room 1), hotel centrally located with everything you need within walking distance. Mini bar with huge selection of drinks. Radio playing when arrive into room. 2 restaurants attached....breakfast was lovely in The Huxley each morning. Amazing steak dinner in The Kyloe....the waitress brings a cut of each different steak, explains which part of the cow they come from, how best cooked (though final choice is yours) & you even get to choose your "weapon" of choice to eat with!! 10% discount for guests as well 😉. Lovely little bar next door/ under the hotel & a Gin Bar next door. Would highly recommend this hotel & will definitely be staying when we return to Edinburgh.

We liked the city view, and the room's size was ok. The staff was very friendly. The Huxley and the Kylo within the building are superb.

No fresh air in the room (only air conditioning, a small window to open would have been nice), loud noise after midnight from the party place next door

The staff were super friendly and just wonderful.Not only did they store our luggage but they carried it up 3 flights of stairs for us.The apartment was down a quiet side street which we appreciated but was still very close to everything.Absolutely beautiful apartment with everything you could need.Best nights sleep ever. We will definitely be back.Receptionist Jill was so lovely..accommodating,professional and super friendly.

Simply the best lux boutique hotel! Location is perfect with two fantastic restaurants on site, and close to everything you would want to walk to in beautiful Edinburgh. Staff are amazing, We booked two different two bedroom appartments on our trip, one at the beginning of our trip and one at the end. Both apartments were well appointed, beautifully decorated, and very clean. Love The Rutland!

This was a superb hotel experience! One of the best hotels I have ever stayed in. Beautiful furnishings as pictured. The restaurants attached to the hotel were wonderful. Food was very good and breakfast exceptional. Friendly and helpful staff in the hotel and restaurants. We were in such a great location for this walkable city. Loved this hotel and city!

I would have preferred a walk in shower. The bathroom was very large and really nice but being an older adult, in the future, I would ask about a walk- in shower instead of the deep tub with shower head. Other family members did have rooms with walk- in showers.

It was just amazing. We were staying in one of the apartments and everything was just wonderful. The perfect place to stay in Edinburgh. Staff extremely friendly - breakfast very nice - the bar really cool - we will definitely be back. Thank you very much.

Location was very good the top of Princes Street. Close to Usher Hall. Staff very polite and helpful.

The aircon needed to be colder. Lift only went to the 2nd floor. Breakfast start time was 8am needed to be earlier especially when going out for the day.
