No lift where our apartment was so it was quite challenging as a more mature couple. Hadn't realised this in the description.

The room and view

The room was very comfortable , we enjoyed the decor and the coffee machine ! Added extras like the ghd hair dryer and straighteners were very much appreciated . The foyer was very welcoming and the whole hotel was beautifully decorated.

There’s a bit of traffic noise due to the location, but it felt like an acceptable amount and we slept fine

The apartment was so well equipped. Location very convenient for all restaurants etc. Beds very comfy and very quiet at night despite central location. Staff very helpful.

Fabulous 3 night stay. We were lucky to get upgraded to an amazing apartment. The ladies on the desk were great and went above and beyond for us. Very chic comfortable apartment. Comfy bed, great shower and one of the best breakfasts we've ever had when travelling. Plus the location is fantastic both for sightseeing and also convenience getting to/from airport. Highly recommend.

Incredible location, beautiful property, extremely comfortable. Staff were extremely friendly and helpful. They even went so far to offer us an upgrade which made our trip particularly magical. Wonderful hotel.

We felt warmly welcomed at the night of our arrival by the amazing Sia-Maria! We loved everything about our stay, the location of the hotel - and few steps from the vibrant centre of Edinburgh, 50 meters close to the bus stop for the airport, with an excellent breakfast. We enjoyed our room with all amenities and we will definitely return to the Rutland hotel.

The room was very comfortable, clean, and had lots of nice touches and extra's included. Very quiet despite being very close to the main road. The Huxley was excellent, offering interesting and tasty breakfast options. All of the staff were friendly and very helpful.

The safes do need operating instructions to first set them up with a new code. I understand some rooms do have an instruction label on the safe, ours didn't and I managed to set a tamper alarm off trying to set it up. We didn't actually need/use it, in the end.

Absolutely everything . The location was fabulous . The hotel rooms were opulent with luxurious hand wash shampoo and body wash and creams . Tea and coffee in the room and even ghd hairdryer and straighteners

Great location. Everything is so close. Castle view room is exactly as in the photos which is nice. The castle view also has city views. Staff were extremely welcoming and helpful throughout the visit. The restaurant “the Huxley “ was as excellent as well. Access from the hotel was provided to the restaurant/bar.

We are just home from 3 nights, we stayed in number 15 apartment 1. We arrived early for check in prepared to leave our bags but an apartment for ready so the lovely Jill at reception showed us where to go and oh my goodness we were over the moon with the apartment. The decor is very quirky but so nice, we absolutely loved everything about it, the apartment was well equipped cleaned everyday we asked for an extra duvet as I found the sofa in bedroom nice and comfy so let my friend have the bed to herself and it was there by time we came back from some shopping. We absolutely loved our stay and hope to be back really soon. Thank u for a fabulous stay Rutland

The place is beautiful and staff is fantastic and sooo nice. You also cannot beat the location either. We walked everywhere and there's loads of restaurants near by.

We loved our stay but would have appreciated a real dish towel vs a single restaurant napkin. The chandelier also made a lot of noise when the upstairs apartment people would walk in the living room. It unfortunately kept us up quite a bit.

Rooms were spacious and well decorated, little bar car in room was a nice touch and coffee machine. Huxley bar attached is lovely

The size of apartment was great and lovely decorated bed was comfortable and all the little touches like chocolates, water, milk and dressing gowns made it special.

The main door to get into building kept one of our group awake as it banged everytime someone came in or out.

The room was spacious and very well appointed. The views of Edinburgh Castle and Princes street made for a special experience.

No residents lounge but 2 very good restaurants in house.

Very attentive and professional staff, convenient location close to everything we wanted to see in Edinburgh, amazing room and best breakfast. The Rutland staff went out of their way to make our anniversary very special!

My husband and I stayed for 2 nights for my birthday.The hotel staff were incredibly friendly and welcoming.We got a beautiful room with a view of the Castle .Breakfast was served in the Huxley a really hip venue in the hotel and the food was delicious.There was also a 20% reduction on food and drinks for residents The location was excellent, just a few mins from the tram We would highly recommend this hotel Caroline

The staff were all genuinely friendly and helpful - it's also great that you have the restaurant choices in house and offer the discount to guest - I was accompanied personally and introduced - not just directed.

I signed up for the gym and got the pass but it didn't work when I tried it in the AM - I really was on my way out anyway so maybe it was just that I used the pass incorrectly or was already 'checked out' ....

We loved the gorgeous decor, the little touches e.g. handmade chocolates and the central location. It helped to make a lovely weekend even more special.

Great central location. Room was fantastic , great size and really comfy bed. Bathroom was lovely with great shower. Nespresso coffee machine was a nice touch. Staff were very friendly and helpful. Will definitely stay here again.

The safety deposit box could do with some instructions, but worked it out in the end.

I had originally paid for a double room and arrived and was upgraded free of charge to an apartment. The apartment was beautiful and so spacious. Location is great only 10-15 mins walk from George street where we had booked dinner. Parked in the NCP car park which is a 5 min walk away and the hotel gave us 50% off parking so was only £18 for the overnight parking. Overall the stay was brilliant would definitely recommend and will be back in the future.

Lovely friendly staff

Amazing stay. A 4-star hotel which had exceptionally good value for money; not far away from being a 5-star location. We didn’t get the castle view we wanted but the city view was still very nice. Rooms were well equipped with all necessities and design was very unique. Location was ideal within the city centre and only a 15 minute walk from the main train station.

2 small things: 1) I saw this mentioned somewhere in a review and experienced it myself: the included toiletries were very nice but the gel pumps were very stubborn and you had to almost manually reset them with your hands after pumping once to get more soap dispensed. I thought the person who mentioned this was just unlucky and had a faulty bottle but seems like this is the case for all of them. 2) The room we had was splendid, but the bathroom tap was in a very strange position. It was placed just on the edge of the sink which made it very awkward to wash your hands and the water would splash outside the sink basin making a mess.

Breakfast ‘Scottish Full Breakfast’ was dry and somewhat over cooked.

I love this hotel! If I had to be picky id say they could have some comfier pillows but I guess thats preference. The staff are smiley, polite and helpful on every occasion and the rooms are beautiful and extremely comfortable with a stunning bathroom, mini bar/trolley, ghd straightners.. the list goes on. On this occasion I did not have breakfast but from previous experience its been top tier. You would absolutely not be disappointed here.

Again if im being picky- toiletries are still pretty low level for a beautiful hotel. The pump never works properly on the shower gel it gets stuck at the bottom. Stayed approx 4 times since they upgraded to the new bottles/brand and always does it.

We got an upgrade to an apartment with was exceptional and unexpected. The 2 restaurants attached to the hotel did gorgeous food whether it was breakfast, lunch or dinner. I really recommend this hotel and the location is ideal.
