Karawan Riad, Fez

21 Derb Ourbia Makhfiya، Fes 30000, Morocco (show on map)

Karawan Riad is a stunning luxury retreat nestled in the historic Andalous Quarter of the Fez Medina. Housed within a 17th-century palace that once served as a grand harem, the property was meticulously restored over a decade to honor its storied past. Local artisans were employed to recreate traditional details, from the intricate hand-carved plaster and zellije mosaic tiles to the filigreed lanterns that cast a warm, golden glow throughout the courtyard.

The riad features seven unique suites, each designed with a nod to the ancient caravan routes that once shaped Moroccan trade. You’ll find elements of Ottoman elegance blended with modern comforts, such as underfloor heating and rain showers. The central courtyard, with its graceful columns and cooling water channels, provides a serene escape from the bustling city outside, while the rooftop terrace offers panoramic views over the labyrinthine medina.

Beyond the riad, you are perfectly positioned to explore Fez’s rich cultural heritage. The iconic University of Al-Quarawiyyin, the world’s oldest continuously operating university, is nearby, as is the historic Chouara Tannery. You can easily wander to the beautiful Al-Attarine Madrasa or take in the vibrant atmosphere of the local souks.

Whether you are enjoying a meal in the courtyard or relaxing in the authentic Ottoman-style hammam, the attention to detail at Karawan Riad creates a deeply immersive experience. It stands as a sophisticated sanctuary for those seeking to uncover the heart of Morocco while surrounded by centuries of history and refined, thoughtful design.

Expert reviews

Fodors review:

“The nomadic French owners of this contemporary caravansary spent ten years reinventing this palatial 17th-century riad. Now seven sumptuous suites sit around a vast courtyard of soaring columns.”

Featured as Fodor’s Choice in Fez.

Telegraph review:

“These palatial digs near the Andalous Quarter will transport you to a time of Sultans and caravanserai, albeit lavishly updated with 21st-century whistles and bells. From here you can dip in and out of the medina with ease, all the while knowing you’re coming home to plush lounges, foot rubs, and chilled rosé.”

Good but not 5-star worthy

The staff was very friendly and helpful. The breakfasts were abundant and delicious.

It wasn’t a 5 star, maybe 3.5 - 4. The rugs in my room were dirty and the hotel was a lot smaller than I thought.

Really enjoyable stay - more attention to detail would have made it perfect.

Room was beautiful and very large. Ideal location in centre of Fes. Staff were not overly helpful - some issues with arranging transport to return to the station/early departure.

Would not recommend at the current tariff.

The staff the amazing and very helpful. Went out of their way to help us and also arranged an excellent tour guide for us

The hotel quality does not match the price. The place should be at least half of what they currently charge. There’s no tv or a telephone in the room, nor is there room service. The amenities in the bathroom are terrible. Random shampoo and body wash in random unlabeled bottles. No toothbrush and hygiene products not packaged. No entertainment in the evenings either unlike their neighboring hotels which were so lively. The place was so dead already and on top of that they used to switch off the lights in the common areas after dinner too like it’s a shop and not a hotel. Inconvenient location. The staff was the only saving grace

One of the best Riads in Morocco.

All staff are great and very helpful. The Riad was very clean and beautiful. The location is perfect for places inside the old town (Medina)

All was good.

Wonderful and would stay again!

Room was absolutely beautiful with amazing decor and attention to detail.

The communal courtyard didn’t quite match the levels of the rooms and we found the room very dark so a little hard to get ready in. Lack of an iron was also a bit difficult.

Fabulous Hotel not to be Missed

My room was spacious and from a designers point of view, the entire hotel was well designed, everything was well thought through, can't fault it. It was great having a proper hot shower!!! Breakfast was a feast worth writing home about, 😀 ...and also, nice pen too!

The floor near the shower got a bit wet as it was a wet space with a shower curtain but despite that, wish I could have stayed longer, alas! I only had one night in Fes.
